A Beautiful Place

Welcome to Sunny Hill, a peaceful, 5 acre farmette located in beautiful Dane County, Wisconsin.

Location
The farm is located at 455 Muller Road, Town of York. From East Towne Mall in Madison you would drive north on 151 to the Hwy V exit. (check on mapquest for exact directions). The farm is 10 minutes from Sun Prairie Target and Copp's Fine Grocery.

We're nestled on a quiet, rustic farm road surrounded by alfalfa fields and the neighboring horse farm. Pheasant, cranes, foxes and whitetail deer are also neighbors. It's hard to believe we're only 30 minutes to the Capitol Square in Madison. Columbus is about six miles north of the farm and Waterloo is 8 miles southeast. Columbus has an Amtrak station, in case you feel the need to hop a train to Chicago. A private air strip is one mile west of the farm.

About the "Farm/Folk" House
The house is about 100 years old and has been maintained and professionally updated. The solid foundation was built from stones out of the nearby fields. The house, like most of its counterparts of the era, was added on to over time. The Kilian family lived in the home from the 60s until the early 90s and raised 12 kids here.

The house has 4 bedrooms (one in use as an office) and two full baths. Over time most of the original windows were replaced. The old lathe and plaster walls were redone with dry wall. Just one bedroom remains with the orginal lathe and plaster and those walls are still in good shape. That room is 20x15 and contains a period set of Eastlake bedroom furniture which is included in the sale price.

The kitchen was remodeled in 2008. The design was done by an NCIDQ designer and stayed faithful to the farm/folk style but with modern appliances. Every element of the kitchen was designed for the space, from the wood countertops (the heck with granite...wood rules!) to the bead board cabinet facing, eating space and lighting. As part of the remodeling the house was rewired and brought up to code. Yes, it was expensive but the kitchen fits--not fights- with the house design.

Exterior
The house is wood clabbord and is painted a soft yellow with pale green trim. The home was re-roofed by Ganser Exteriors in 2008 and we used Elk Architectural shingles which give the home a classic look. We've been repainting one side a year to keep up with the maintenance.

The entire lawn around the house was regraded in April 2009 to correct some seepage in the basement. The driveway was also regraded and a circular drive was added along with new gravel. A horse trailer can be driven to the barn for loading or unloading with no backing needed.

Grounds
Trees. Lots of mature trees including maple, shaggy bark hickory, pine, and walnut provide space for tons of song birds. There are two outdoor vegetable gardens with raised beds and one is fenced (but currently not planted). Here's a photo of the lower garden, between the storage building and pole shed.

Stawberries, raspberries, hops and asparagus grow like weeds here. We made beer from the hops last fall and it was excellent.

The property is rolling and the house sits on a hill, the horse pasture on another. The views are spectacular, no matter where you stand. It's common to see parachuters and hot air balloons in the summer. They launch from the air strip just up the road.


The lawn is about 2.5 acres and some of that could be put into pasture.We happen to like the sweeping lawn and don't mind mowing. The MTD 18 horse riding lawn mower is included in the sale.


Outbuildings
The property includes 6 outbuildings (friends call it the "compound"): a 3 car pole shed garage, a storage building, chicken coop, milk house, 30x60 barn, and the original outhouse. The milk house, pole shed and barn all have electricity. The barn has a frost free hydrant and plenty of hay storage in the upper building.



Horse Boarding
The old stone foundation barn was cleaned out in 2007 and 3 box stalls were added.

There is 2 acres in pasture and we get horse hay from our neighbors to the west. The fencing is adequate and we've been slowly replacing the older fencing with new, taking out old wire fencing and replacing it with electric tape. For now though, you can bring your horses and turn them out immediately.

There is a dressage/jumping arena on the property that was built in 2008. It measures 135x60 and is located on the eastern edge of the property.


The lawn in front of the arena makes a nice
bocci ball court. Or a spot for a picnic.

This is truly a special farm and will bring a lot of joy to its next caretakers. We are very sorry that careers have taken us to new places as we will miss Sunny Hill.
